Why Florida is different

Florida has no state income tax, a large Spanish-speaking population, and lender concentration in Miami that exists nowhere else in the country. ITIN mortgage vs foreign-national loan — the critical distinction

If you live, work and pay taxes in Florida with an ITIN, you qualify for an ITIN mortgage: rates typically 1–2 points above conventional, 10–20% down, 15 or 30-year amortization. A foreign-national loan assumes you live abroad and is priced as an investor product: 3–4 points above conventional, 30%+ down, often 5/1 or 7/1 ARM. The two products are sometimes deliberately confused by brokers. Always ask: "Is this a residential ITIN mortgage or a foreign-national loan?" Get the answer in writing.
